For photographer studio rentals

Studio rental
agreement.

1. Booking & payment

  • Full payment is due when the photographer books the studio.
  • A valid payment card must be provided and kept on file for incidental damage or agreement violations, subject to the payment provider's authorization.
  • Bookings are nonrefundable. A booking may be rescheduled once, subject to availability and the fees below.

Rescheduling fees

More than 48 hours before the booked start time: $10.
From 24 through 48 hours before the booked start time: $20.
Less than 24 hours before the booked start time: $30.

2. Access & security

  • An access code or key will be supplied for entry. Do not share it with anyone outside the rental party.
  • Lock all required doors when leaving, including the double side doors. The front door locks automatically.
  • Unreported time beyond the reservation may be charged at $5 per minute.

3. Studio use & cleanup

  • Lift furniture rather than dragging it. Use furniture pads under larger pieces to protect the floor.
  • Return props, furniture and equipment to their original places. Return the thermostat to the posted setting.
  • Clean all used areas with the studio's supplies, located in the small closet across from the glam/dressing room, and put trash in designated bins.
  • Take soiled diapers with you. Flush only toilet paper.
  • Inadequate cleanup may result in a $100 cleaning fee. Do not attach anything to walls or furniture without prior approval.
  • The photographer is responsible for damage caused during the rental period.

4. Props & equipment

  • Available props, backdrops, furniture and set designs may be used with care and must be returned.
  • Missing or damaged items may be charged to the card on file. Damaged backdrop paper is $10 per linear foot.
  • Damaged or destroyed lighting, furniture, mirrors or props must be replaced at full replacement cost within five days.

5. Photographer, clients & guests

  • The photographer is responsible for supervising their clients, guests, assistants and other invitees and for following the studio rules during the rental.
  • To the extent allowed by law, the photographer assumes the risks of their own photography activities and agrees to defend and indemnify the studio operator and property owner against third-party claims arising from the photographer's acts or omissions or those of their clients or guests, except to the extent caused by the operator's or owner's own negligence, willful misconduct or duties that cannot lawfully be waived.
  • This customer agreement does not make the photographer the studio's commercial leaseholder. The current leaseholder/operator has separate obligations to the property owner under its commercial lease.

6. Prohibited use & parking

  • Smoking, vaping, alcohol and drug use require prior written approval. Glitter, confetti, smoke bombs and open flames also require prior written approval.
  • Dangerous or disrespectful behavior may result in immediate termination of the rental without a refund.
  • Do not enter the room behind the double black doors.
  • Do not park in the double driveway in front of the detached apartment. Use designated studio parking and follow posted instructions.

Acceptance at checkout

The booking flow should display this entire agreement with a required, unchecked acknowledgment that records the renter's name, booking, agreement version and acceptance time. Online checkout is being configured separately from Uniquely Positive. Until it is active, please call to ask about availability. The operator must verify that the booking service records the acknowledgment before accepting online reservations.
